Floor Stripping, Waxing, Scrub, Recoat & Burnishing
This page covers the full maintenance cycle for compatible finished resilient floors. MANTERA first determines whether the floor needs a new first finish, full strip and wax, scrub and recoat, spray buffing or burnishing instead of presenting those methods as interchangeable.
The Correct Method for Your Floor's Actual Condition — Not a Default One
Five different methods live under this one service, and picking the wrong one wastes money or damages the finish. MANTERA diagnoses the floor's condition first — existing finish, adhesion, wear and coat count — and recommends the method that condition actually calls for.
Best fit
This service fits VCT and other approved resilient floors needing a first-time finish, restorative stripping and waxing, periodic recoating, or gloss maintenance through spray buffing or burnishing. It does not cover concrete floors (see Concrete Floor Care) or new epoxy/resinous systems (see Epoxy Flooring) — those are separate services with different preparation and materials.
Scope and method
Work is organized into separate anchored branches: new or bare floor washing, neutral rinsing, drying and initial finish application; full strip with edge/detail work, rinse/neutralization and wax/finish reapplication; deep scrub and recoat where the existing finish is still sound; low-speed spray buffing where compatible; and high-speed burnishing with the correct machine, pad and dust control. MANTERA explains the suitability decision behind the recommended method, referencing a test area, the existing finish and adhesion, soil and wear level, coat count, slip considerations, traffic level and maintenance frequency. Shutdown, drying and reopening timing are set up front, and if recoating won't correct the floor's condition, MANTERA escalates the recommendation to full stripping rather than applying a coat over a failing finish.
How it runs
A test area confirms the floor's condition and the correct method before full work begins. Shutdown windows, drying time and reopening timing are scheduled around the facility's operating hours. If the floor's condition turns out to need more than recoating, MANTERA will say so before proceeding rather than applying a finish that won't hold.

Frequently Asked Questions
How do I know if my floor needs a full strip or just a recoat?
MANTERA tests a small area first and checks finish adhesion, wear and coat count. A sound finish with light wear usually only needs a scrub and recoat; a failing or heavily built-up finish needs a full strip. This is confirmed before any work starts, not assumed.
How long is the floor out of service?
It depends on the method: a full strip and wax needs drying and reopening time. MANTERA schedules shutdown windows around your operating hours and confirms the expected timeline before work begins.
