Commercial Carpet & Upholstery Cleaning

Commercial Carpet & Upholstery Cleaning

Commercial carpet and upholstery care is planned around fibre, soil, traffic, furniture, drying time and the facility's operating schedule. MANTERA selects an extraction, low-moisture or interim approach only after confirming the surface and required result.

The Right Method for Your Fibre, Not a Single Default Process

Not every carpet or upholstery job calls for the same method. MANTERA confirms fibre type, soil condition and required drying window before choosing between hot-water extraction, low-moisture cleaning or interim maintenance — so the facility gets the result it needs on the schedule it can actually work around.

Best fit

This service fits offices, corridors, hospitality areas, retail and property portfolios with commercial carpet or upholstered furniture needing periodic deep cleaning or ongoing maintenance. It is not the right page for a private home — see Residential Carpet & Upholstery Cleaning for that — and it does not cover resilient (VCT), concrete or tile flooring, which are separate Floor Care services.

Scope and method

Work is scoped by carpet and upholstery branch, choosing between hot-water extraction, low-moisture cleaning and interim maintenance based on fibre and required result. Pre-vacuuming, spotting and defined stain-treatment boundaries are included; odour treatment and fibre protector are available as separately quoted add-ons, not automatically bundled. Furniture is moved within agreed limits, and fibre/colourfastness testing is performed before full treatment. Recurring maintenance cycles can be scheduled alongside a one-time clean, and drying/re-entry timing and hose/access routes are confirmed in advance.

How it runs

MANTERA confirms fibre type and tests for colourfastness before full treatment begins. Furniture is moved within agreed boundaries, and the facility is given a clear drying and re-entry window before scheduling. Odour treatment and fibre protector are quoted and approved separately if requested — they are not assumed to be part of the base service. Results are bounded by the carpet or fabric's existing condition; permanently set stains or worn fibre may not fully clear.

Frequently Asked Questions

Will you always use hot-water extraction?

No. MANTERA selects extraction, low-moisture or interim methods based on your fibre type, soil level and how quickly the space needs to be back in use — extraction isn't always the right or fastest choice.

Are stain protector and odour treatment included?

No, these are separately quoted add-ons. MANTERA will recommend them where appropriate but they are priced and approved on top of the base cleaning scope.
